Deed watch: ways to monitor your property deed, why it matters, and how to prevent and report deed fraud (home title theft, seller impersonation, forged quit claim deeds). Recorders of deeds record documents; they do not verify them. An alert comes after a filing, so you can act fast.

**Wake County, NC owners: re-register.** The Register of Deeds moved to a new land records system with automatic fraud alerts, and old subscriptions were not carried over. Sign up again here: [Wake County Register of Deeds fraud alert](https://rodrecords.wake.gov/web/fraudGuard/disclaimerPage). You get an email as soon as a deed, deed of trust or other document is recorded under your name.

**How deed fraud monitoring works, step by step**
 1. County recorders (Register of Deeds) index documents by the NAMES on them, grantor (from) and grantee (to), not by street address. A forged deed has to name the real owner as grantor, so an alert on your name trips when it is recorded.
2. Register every version of your name: with and without middle initial, full middle name, maiden or former names, and any LLC or trust that holds title. A misspelled or variant name can slip past a name alert.
3. Also check by parcel: look up your parcel ID (PIN) and address on the county real estate search or GIS map (in Wake County, Real Estate Search and iMAPS). Look for a new owner name, a new deed date or a changed tax mailing address.
4. What can be recorded against a property: deeds, quitclaim deeds, deeds of trust and mortgages, liens, satisfactions (payoffs), and powers of attorney. Any of these that you did not sign is a warning.
5. Alerts come after the fact. Recorders record documents; they do not verify them. An alert gives you a head start; it does not block a filing.
6. When an alert arrives: pull the document from the county site, compare the signatures, notary and dates, call the Register of Deeds, file a police report, call a real estate attorney and your title insurer, and report it to the FBI at ic3.gov.
7. Other red flags: a tax bill that stops coming, a tax mailing address you did not change, mail about a loan or sale you did not make, or a for-sale sign on your land.
8. Highest risk: vacant land, rentals, second homes, paid-off homes and elderly owners (sources: FBI IC3, FBI, ALTA and NAR, listed below).

**Watch your deed with an AI assistant (Grok Bot)**
An AI assistant such as Grok Bot can be asked to check your county's online records every week by owner name and parcel ID, and to message you only when something new is recorded. Use it alongside the free county alert, not instead of it. Sample request to copy and paste:
*Every Monday, search the Wake County Register of Deeds online records for any document recorded in the last 7 days where [OWNER NAME] is grantor or grantee, and check parcel [PIN] on Wake County Real Estate Search for any owner or mailing-address change. Tell me only if something new appears, with a link to the document.*

- **Why deed monitoring is needed** Criminals forge a deed (often a quit claim deed) or pose as the owner to sell or borrow against a property. Vacant land, paid-off homes, rentals, second homes and elderly owners are favorite targets, because no one notices until the sale has closed.

- **How to prevent deed fraud** Checklist: look up your name in your county land records a few times a year; sign up for your county's free alert in every county where you own property; keep your tax mailing address current; buy an owner's title insurance policy; act right away on mail about a sale or loan you did not make. A credit freeze is still smart, but it does not stop a forged deed.
