Raw land for a homestead, cabin, steel building or off-grid home. Land is where buyers lose the most money to scams and surprises, so read this first. Never wire money to a seller you have not verified; fake-seller fraud on vacant lots is common, so confirm the owner in county records and close through a licensed title company with title insurance. Before you sign, get a survey, a perc (soil) test if you need a septic system, a well or water plan, legal road access, the zoning and flood zone, and check internet and power options. Lots sold over the internet "sight unseen" with no-credit-check financing deserve extra caution. The listing sites below are commercial; USDA Rural Development offers home loans in rural areas.
